Representative Matters

  • Represented a publicly traded REIT in the acquisition of eight acres of port property with more than 100 years of heavy industrial history. This acquisition involved intensive environmental due diligence and skilled negotiations in order to successfully allocate legacy contamination risks, and prepare the aggregated parcels for construction of a life sciences campus.

  • Advised vertically integrated commercial real estate investment management firm in its acquisition of several parcels of former contaminated aerospace R&D property. The acquisition allocated ongoing cleanup and monitoring liabilities to former owners, who also retained limited access to the site. This matter also involved significant interaction with the Federal EPA.

  • Assisted portfolio investment firm acquire a 32-acre site in the City of Oceanside, California for redevelopment including demolition and cleanup due to its 65-year history of heavy industrial use. This transaction involved intensive due diligence, agency involvement and skilled negotiation and drafting of deal terms.

  • Provided quick evaluation of Phase I Environmental Site Assessments to numerous clients purchasing commercial strip malls with history of gas station and dry-cleaning g tenants.

  • Represented non-profit educational and community organizations on a low-bono basis in their strategic acquisitions.

  • Represented syndicate in its sale of a 2,100-acre ranch in rural Santa Barbara County to corporate cannabis entity.
